ABOUT THE LAW
Following tragic fatal balcony collapses in California, the 2023 California Senate Bills SB-326 (for Condominium buildings) and SB-721 (for Apartment buildings) Require all Elevated Exterior Elements -i.e. balconies, decks, staricases- of Buildings with 3 or more Multifamily Dwelling Units to be Professionally Inspected by January 1, 2025, and Every 6 Years thereon. This initial deadline was subsequently extended to January 1, 2026 as per the Assembly Bill AB-2579.

OUR EASY INSPECTION PROCESS
Our transparent inspection process is as follows:
General Timeline:

Client requests for SB326 / SB721 inspection via phone or web

SoCal Balcony Inspectors (SCBI) send proposal to Client
-
Client signs proposal and submits retainer (50% of total fee)
-
SCBI schedule inspection's date and time with Client
-
Client informs tenants and owners of inspection schedule
-
Client designates an HOA Board Member, Property Manager or other designated representative to accompany the Inspector* during visit to unit balconies

SCBI Inspector* performs inspections with Client representative

SCBI Inspector* reports any urgent structural issues to Client

Client submits remaining fee balance to SCBI

SCBI Inspector* sends inspection report to Client

If any repairs are recommended in the inspection report, Client will perform repairs**

SCBI Inspector* schedules and performs re-inspection verifying that the recommended repairs have been performed and accordingly provides official final written assessment
* All of our Inspectors are California-Licensed Professional Engineers (civil engineers, structural engineers or Architects)
** All above-mentioned services are included in the proposal fee except for item 10. SCBI does not provide repair service. Client will need to seek a third party contractor to that effect.
